self build with little money?

Hi.
I have an idea to self build a house/cottage,and this is exactly as far as I have gotten. I am currently trying to read up as much as I can on people's questions and ideas on the matter,biggest question is how to go on.

I have about 10k so far saved up for deposit, however this would have to finance it all( with the help of a mortgage, if I hopefully get one). The cost of building plot seems to be far out of my reach, reading the notes of cost of land with PP, and no point buying without as I understand. I do plan to do as much of practical work as I can myself and go with recycled(left overs from other projects etc) materials if possible to save the costs. Has anyone been in similar situation, any advice on how to proceed?
My ideal land would be within a commuting distance to Greater London borders and I realise prices around those areas are likely to be sky high. I have contemplated about teaming up with people, not sure if that would be financially helpful?

Any ideas, comments, advice much appreciated
